Boat Quay in Singapore is a rich and vibrant area that houses an impressive range of shopping and entertainment options. Located adjacent to the financial district of Singapore it is also one of the most popular places to for both expatriates and professionals to relax and unwind after a hard days work.

Originally started as an important sea port, it was the sight of numerous sea faring traders and the large scale hustle and bustle of unloading and loading of the ships that were docked here. Today with its decrease in importance as a harbour it has become a large melting pot of numerous restaurants and other entertainment options.

Visitors to this vibrant location can expect to find an impressive array of restaurants and pubs which makes it an ideal destination to visit when looking for a night out. Chic Cafes, high end restaurants, pubs, bars, dance clubs and more are on offer in this entertainment venue.

When it comes to pubs a good deal of variety is on offer. Harry’s Bar presents a sense of colonialism with its strange shuttered windows. It also features a jazz band that gives a relaxing and serene environment. Penny Black’s is an English pub that is strongly decorated with Victoria era décor whilst Molly Malone’s Irish Pub provides an ideal gathering spot for sports enthusiasts.

For dance lovers two of the most popular spots are Buzz Entertainment Bar and Centre 360. Both are open throughout the week and offer the perfect place to unleash your dance moves.

The area today is one of the most picturesque in Singapore today and offers fantastic views of the Singapore River as well as the Colonial district. The entire Boat Quay area is beautiful especially at night and is a sight that should not be missed. It is for this reason that is featured on many of the post cards that are available in the country.

Guests who choose to stay at Parkroyal on Kitchener Road, Singapore will be privy to Singapore hotel accommodation that is both conveniently located and offering a range of different amenities that ensure for a comfortable stay.

2. Servanthood is the Key to Authority.

If you want influence and authority, then be like Jesus, be the servant of all. Go with me to Luke 19:16-17. Here, the master gave authority to the servant over ten cities for his job well done. Where is the authority over? It is not just over your family, your children or over a shop, it is over ten cities. Note here it is said, “well done, good servant” and not “well done, great CEO, Pastor, Reverend” and so forth as I have mentioned earlier. The first servant was awarded ten cities or ten nations. This is what it is all about. When you served, you are guaranteed authority.

Example:

Doctor Yanto, Indonesia

Let me share with you an example of a man who is humble in nature despite of his great wealth and power. In Indonesia, he is one of the top doctors and wealthy. Doctor Yanto, at the age of 22, he has already graduated as a medical doctor in Germany as a General Practitioner at the Saarland University (Saarland, Germany). By 1973, he obtained his PhD and worked at the Royal Free Hospital in London, UK. By 1982, he was an Associate Professor at Harvard Medical School. But by the late 1980s, Doctor Yanto was recalled back to Indonesia to be the personal doctor for the late President Suharto, his cabinet ministers and all the top generals in Indonesia. By then, he was seeing 150 patients a day, making him one of the richest doctors in the whole of Indonesia and then he got saved and became a Christian.

He was so on fire for God that he joined one of the local churches. Although he was a very busy doctor, he did not fail to go to church every week. He was in Rev Dr Niko Njotorahardjo’s church, GBI Jl. Gatot Subroto in Jakarta. Doctor Yanto wants to serve and he started as an usher in the church. He ushered for 10 years, every week. He is a top doctor in the whole of Indonesia and yet he was willing to usher faithfully every week. How many top and rich guys like Doctor Yanto will be willing to lower themselves and do ushering every week? Many of us let our little success and riches get to our head sometimes and think others should be serving us and not the other way round. Some even wants to be make leader in the church first if you want them to serve in the church.

Doctor Yanto became a Cell Group Leader later. He was so hungry for God that he was in church every week just soaking in the presence of God. After serving for 10 years as an usher, his pastor sent him out to plant a new church in a new town. He didn’t throw his weight around for being a top doctor and sent to set up a church. Today the church has 4000 members. He also planted 6 other branch churches. Every Sunday morning, he does his round at 4.30 am in the hospital because he got to preach at 7.30 am. This man is a humble man despite of his authority and wealth. No wonder God is prospering and blessing him. Can you see authority comes through Servanthood?!

Doctor Yanto, today has the highest respect of all the people and in all the government. At the funeral of former President Suharto, he was the only outsider invited to attend the private funeral with the family members. He was given authority in the land, not because of his wealth and talents but because he humbled himself to serve.

Doctor Francis Seow, Singapore

I want to share with you the great works of another doctor. On 24 December 2006, when the tsunami and earthquake hit Aceh, no one realised how great was the disaster until the news were broadcasted worldwide. The damages were making it difficult for helps to be sent in and out of the land. One of the churches in Singapore, City Harvest Church, asked their affiliated church in Medan, Indonesia, on the conditions in Aceh. The Senior Pastor of City Harvest Church in Medan, Pst. Johnny Seragih asked Rev. Kong Hee to send medical help as people were dying. This was a great rescue magnitude works that the church in Singapore has never done before. But there is one thing for sure. People were dying unless help was sent fast. So, Kong Hee contacted one of the members in his congregation, who is a doctor. At that time, Doctor Francis Seow, just started his own practice in Mount Elizabeth Hospital. Of all people, Doctor Francis Seow, has the right to reject the request for help as he has a new practice/a new business to attend to and bills to meet. But he didn’t. He was a servant. He dropped everything in Singapore and flew to Aceh in the next plane available.

Now, Doctor Francis was the first foreign doctor to step into Aceh with his team. He treated the victims and operated on them for three days and nights without any rest. Using bare medical facilities and treatment, he was saving whoever he could. Doctor Francis did not have any experience in Tsunamis rescue but how many of us know that if there is a will, God will provide the ways. So he set up medical bases that became the model for all other medical teams that came in. For the next three months, Doctor Francis and his team treated 22,621 victims and performed 2,227 surgeries on the victims of tsunamis.

But being in Aceh, Doctor Francis would have lost lots of business and money. And he did loose thousands of dollars in his newly setup practice being away for a long period of time. The Bible says that those who lend to the Lord, He will repay and God is a good pay master. He came back from Aceh and his business started to prosper. Today, he entered into a season of wealth prosperity. He is a servant. Despite his busy schedule, he gives bible-studies four times a week. He goes regularly for mission trips. If Doctor Francis can be a very busy man and yet he can find time to serve, you and I can follow his example to serve God and one another.

In the part 4, we will look at ‘Servanthood is the Key to Destiny’.

Singapore is situated between the South China Sea and the Indian Ocean, just north of the equator. It is located at the convergence of a number of major sea-lines. It is a densely populated country with about 12,000 people per square kilometer. In the 1960’s, a vast urban renewal program was launched which virtually replaced all of the country’s slums with modern dwelling units. There was a property and real estate boom following the renewal program.

Singapore is among the world’s greatest commercial and trade centers. It has a large modern seaport and airport. Trade and commerce has been historically the chief source of revenue. Singapore exports locally produced goods such as telecommunications equipment, computers, petroleum products, plastics, rubber products, oil drilling machinery, and processed food and beverages. Singapore depends on others for most of its food requirements. Singapore’s chief trading partners include Japan, the U.S, Malaysia, and Indonesia.

A number of companies offer residential property guide, renting procedure and property search listings, and information directory for emigrants living or relocating to Singapore. A property search report will assist you in finding the right solutions for the many questions that arise during the home buying and selling process. When you are armed with the right information, an experienced real estate professional can guide you to reaching your goal of selling your home fast for the best price. Dedicated property search specialists assist you in purchases, sales and rentals. They are committed to provide the ideal background for buyers and sellers alike, helping you successfully negotiate through each stage of a property transaction.

It is important to fix the search criteria before you launch the property search in Singapore. It is a good idea to search for property online with the help of professional software. Several professional software exist to assist you to determine accurately the cost of buying a home.

The property search enables you to find the most reputable locations for residential sales in Singapore. Property search experts assist clients in identifying land and developing the land. A successful property search helps you identify specific market positions for the property and after careful study of market trends, suggest the most effective means to sell the property at the best price.

If you are looking to buy a property or apartment in Singapore, ensure that you understand all the pitfalls associated with the process of buying. Selecting a good real estate agent is the first step involved. Find an agent who is familiar with the area and type of land you have in mind. Ensure that the agent belongs to a reputed real estate organization and is also a licensed member of a real estate association. Discuss your property requirements and location preferences with him. This will help him find the best suited property for you.

Property searches also help you ensure that the seller is the real legal owner of the property. It is imperative that you request for proof of ownership when you are making the purchase. Wherever you are destined for a holiday, there would be objects special to that region which would draw your attention. Besides, the holiday mood gets the better of a tourist and going on a shopping binge is not unusual or unlikely.

Many times, the hotel one checks into has a shopping arcade showcasing the best the country one visits has to offer. No tour of a foreign country would be complete without a visit to the market where one picks up the local flavor of the land. Seeing a foreign face, shopkeepers, vendors etc make a beeline and bring out the best they have in stock in the hope of getting a good price from the visitor.

There are destinations such as Singapore and Dubai that offer duty-free shopping and so the temptation is all the more. Since they are also the greatest shopping hubs of the world, they attract the attention of leading manufacturers of the world who at times launch their products from these markets. It is guaranteed that whatever you are taking from here is the best and the latest.

Add to it the shopping festivals that keep being organized as a regular feature in these countries and there is no escape. When you have planned a trip around the festival/carnival time, you could be assured some really opportune deals of the buy-one-get-two-free kind; lucky draw coupons that could even earn you a premium car; also reimbursement of your travel tickets or buyouts for half the marked price. It could even make great business sense if you bought stuff at throwaway prices from such bonanzas and sold them at their actual price in your home country.

Spending in a foreign land on even things you are likely to find in your own country is not a bad idea as it enhances your holiday experience and makes the memory of your trip all the more delectable. Of course your handy cam would be chockablock with golden memories but returning from a faraway land with a bag bursting at the seams with goodies is another high.

Singapore is a tropical island destination located at the southern end of the Malaysian Peninsula, in South-east Asia. It lies between Indonesia and Malaysia and occupies an area of about 650 square kilometers. It is a well-maintained city. It has a superior infrastructure of roads and rail, disciplined population, and an enviable transport network. It has one of the world’s best airports. It is the world’s safest and cleanest city. It is a leader in oil refining and distribution industry and is famous for its shipbuilding and electronic industries.

The city is also a major center for electronics and communication industries. Although a highly developed modern city, Singapore still maintains it charm. It boasts a multicultural heritage, which is a graceful mixture of Indian, Eurasian, Chinese and Malaysian cultures. It is a highly favored tourist destination brimming with tourist spots and centers of business activities. It is no wonder that real estate properties, both residential and commercial are booming and of great demand there.

Realizing the business potentials and development opportunities in Singapore, many foreigners and businessmen have now began investing in property market in Singapore. An ordinary apartment of about 1000 square feet costs about $1 million in Singapore, it is estimated. Many buyers invest in properties with a view to rent them while some others invest in them to sell them after a period of a couple of years when the prices rise. It is also estimated that renting of residential properties in the city can bring you $36,000 to $80,000 per annum. However, the location of the real property plays a great role in determining its value and rent.

Residential properties situated on such prime locations as the Nissam Road, Nathan Road and Orchard Road are the all-time favorites of expatriates. Also, residential properties located in East Coast, Pasir Panjang and Clementi are also of great demand among foreigners since they are close to many shopping centers, recreation amenities and international schools. Most sought after neighborhood estates include Ang Mo Kio Town, Clementi,Toa Payoh, Bishan, Yishun, Tampines, Simei, Hougang, Punggol, Woodlands, and Bukit Batok.

Inner city areas are also rising in demand nowadays. Apart from considerations of location, many expats choose to live in the company of their fellow countrymen. For example, Europeans by and large opt to live in properties situated in areas like Orchard Boulevard, Gallop Road and Taman Nakhoda. There are also some locations within the city thickly populated by Japanese and Koreans.

Housing options in the city include everything from apartments, single houses, condominiums, shop-houses, townhouses, and flats. Residential real estate in Singapore may be broadly classified into landed and non-landed. Landed properties include semi-detached houses, bungalows and terraces. Non-landed real estate properties include condominiums, executive condos, and private apartments.

A vast number of Singaporeans (more than 80%) live in public houses or apartments developed by the Housing Development Board (HDB.) Most of these homes lie within housing estates which are developed neighborhoods with supermarkets, dining options, hospitals, schools, and recreational facilities. A vast number of private property developers are also present in the scenario to offer high-end accommodation facilities.

The residential property law in Singapore imposes certain restraints on foreigners to own or acquire a residential real estate or property. However, foreign investors can buy an apartment or flat within a building of six levels or more or they may possess a unit in a condominium. Foreigners can acquire other properties, with permission from the Singapore Land Authority. Similarly, it is required to apply to the Residential Property Advisory Committee for a foreign company to invest in residential property in Singapore, to get approval for owning residential property.

No matter whether you are buying a townhouse, flat, or a single detached or terraced home, a vast number of realtors and property builders are there to help you own your dream real estate property in Singapore.

There are many real estate firms that provide services of professional lawyers to verify legal documents associated with the real estate purchase. They offer excellent legal advice and superb services for the purchase of property in the city. Some real estate agents even arrange loans for the purchase of residential real estate in the city. However, it is advisable that you make a thorough study with regard to their integrity and professionalism before approaching them.

Singapore is a small country on a small island, but with over four million people it’s a fairly crowded city and in fact second only to Monaco as the world’s most densely populated country. The center of the city — consisting roughly of Orchard, the Riverside and a chunk of Chinatown — is known in acronym-loving Singapore as the CBD (Central Business District).

Riverside — (also known as Civil District); Museums, statues

and theaters, not to mention restaurants, bars and clubs.

Orchard Road — Miles and miles of shopping malls.

Bugis and Kampong Glam — Bugis and Kampong Glam are Singapore’s old Malay district, now largely taken over by mall-shopping, although Arab Street in the Kampong Glam area is well worth a visit for its eclectic mix of unique shops and restaurants.

Chinatown – The area originally designated for Chinese settlement by Stamford Raffles. Now a Cantonese enclave in predominantly Hokkien Singapore.

Little India — A piece of India to the north of the city core.

Balestier, Newton, Novena and Toa Payoh — Budget accommodations and Burmese temples within striking distance of the center.

North and West — The northern and western parts of the island, also known as Woodlands and Jurong respectively, form Singapore’s residential and industrial hinterlands.

East Coast — The largely residential eastern part of the island contains Changi Airport and many famous eateries. Katong is located in the East Coast and is famous for its Peranakan food, such as laksa. Joo Chiat has some well-restored Peranakan houses with characteristic intricate architecture. Also consists of Geylang Serai, the true home of Singapore’s Malays.

Sentosa — A separate island developed into a resort, Sentosa is the closest that Singapore gets to Disneyland. Singapore consists of 63 islands, including mainland Singapore. There are two man-made connections to Johor, Malaysia — Johor-Singapore Causeway in the north, and Tuas Second Link in the west. Jurong Island, Pulau Tekong, Pulau Ubin and Sentosa are the largest of Singapore’s many smaller islands.

Paul Hata asked:

When it comes to economies in Asia, the name Singapore isn’t far behind. In fact the city-state of Singapore is rated as one of the best in the region alongside that of China and Japan. But the development of the city-state into what it is now was littered with obstacles and hardship as well. History reveals the city-state became a self-governing state within the British Empire in 1959. The country separated from British control in 1963 and joined the Federation of Malaysia. But the presence of Singapore in the Federation was short-lived as the country once again left Malaysia and cited ideological differences. By 1965, the city has officially gained its sovereignty. It was the start of the march to progress for the city-state.

During that time, the city tried to become self-sufficient and at the same time faced a number of problems and issues like unemployment, housing shortages and of course the lack of available land for the people and for business and trade. But the difficulties faced by the country were short-lived as the country implemented a number of steps. These policies and government actions have made Singapore the respected economy of today. The Singapore of today is considered as one of the strongest economies in Asia and one of the centers of trade as well. Being a center of trade, it can be expected that this kind of set-up and development have given rise to business opportunities in Singapore that people from the state and from the rest of the world can take advantage.

A quick check on the economy and the industry of the city-state will reveal that the economy of the country relies on exports refining imported goods and in manufacturing. It is in manufacturing that the country has pushed much of its attention. In fact based on records, the manufacturing sector contributed 26 percent to the country’s GDP in 2005. So for the person who might want to do business in the country, then one Singapore business opportunity is in manufacturing. Singapore trade is diverse as well, since a number of companies are involved in varying fields like electronics, petroleum refining, chemicals, engineering and also bio-medical sciences manufacturing.

By the year 2006 the state produced about ten percent of the world’s supply of the foundry wafer output. And perhaps as a testament as to how the state is seen in terms of trading and business transactions, state was rated as the busiest port when it comes to the amount of tonnage shipped. These facts all help make the state what it is now and the reasons why a number of businesses set up shops in the state.

The state is now as well one of the preferred destinations of people looking for work or for people simply looking for fun and entertainment. If you are one of those who are into business and may want to diversify, then a Singapore investment will do. You can never go wrong with a state that is highly rated by businessmen and analysts.
